Office Addition Atop 60 Charlton Street Continues Ascent in Hudson Square

Work is progressing on the six-story addition atop 60 Charlton Street, formally addressed as 163 Varick Street, in Hudson Square. The steel structure will bring the mixed-use building’s total height to 12 stories and 191 feet tall. Designed by HOK and co-developed by APF Properties, Kenneth Aschendorf and Berndt Perl with Stuart Milstein of Drake Street Properties, the commercial property is located at the intersection of Varick Street and Charlton Street, near the entrance to the Holland Tunnel.

Photos show the steel superstructure climbing above the neighborhood. Installation of the glass curtain wall panels has yet to commence, and likely won’t begin until the structure has topped out.

The lobby will include a fireplace and lounge seating. Other tenant amenities include 24/7 security and showers. The cellar and ground floor will contain retail space, measuring 2,700 and 5,460 square feet, respectively. The second story spans 9,490 square feet and features 22-foot-high ceilings. The fourth to sixth floors measure 9,480 square feet each with 11-foot-high ceilings. The first four floors of the addition measure 9,200 square feet each, and this new section culminates in a 6,520-square-foot, 17-foot-high penthouse suite with a private 1,500-square foot terrace. A 3,000-square-foot communal rooftop will cap the property. Overall, 60 Charlton Street will yield a total of 97,700 square feet.

The closest subway is the 1 train, located to the north at the corner of Houston Street and Varick Street. The C and E trains are also nearby at the Spring Street station.

A completion date for 60 Charlton Street’s addition is estimated for the third quarter of this year.

  1. 60 Charlton Street actually markets itself as being in West SoHo. Perhaps you should follow suit. “Hudson Square” is a contrived name concocted by Trinity Realty to market its properties. We who live down here refer to it as SoHo or West SoHo.
    Perhaps you may want to also.

  2. Is the existing structure landmarked or is this a way to build within inflexible zoning?
