Permits have been filed for a 13-story mixed-use building at 4037 Broadway in Washington Heights, Manhattan. Located at the intersection of Broadway and West 170th Street, the corner lot is a short walk to the south for the 168th Street subway station, serviced by the A and C trains and the 168th Street-Washington Heights station, serviced by the 1 train. New York-Presbyterian is listed as the owner behind the applications.

The proposed 135-foot-tall development will yield 212,237 square feet, with 110,551 square feet designated for residential space, 73,646 square feet for community facility space, and 8,723 square feet for commercial space. The building will have 132 residences, most likely rentals based on the average unit scope of 837 square feet. The concrete-based structure will also have sleeping accommodations as part of the community facility, a community center, retail stores, and 62 enclosed parking spaces.

Christopher J. Short of Arquitectonica is listed as the architect of record.

Demolition permits have not been filed yet. An estimated completion date has not been announced.

  1. I doubt this will be rentals on the open market. New York-Presbyterian is on West 168th Street, so I expect this will be part of their campus.

  2. I’d LOVE to be able to live on The Heights again, many years ago did so. Can’t afford it, nor any other area in the 5 boroughs. Any chance we can afford the planned bldg rents or condo, if that’s the way the new bldg goes? Seriously asking, tks.

  3. Could be staff housing. Perhaps their building a nice portfolio of property in an emerging area.

    70 million to 100 million to build. Perhaps some tax subsidies. Not luxury so relative simple design.

  4. Columbia Presbyterian slowly taking away the sense of community in WH. It’s sad and unfair what they are doing,but we all know the motive.
