1245 Broadway’s Concrete Superstructure Continues to Climb in NoMad

The reinforced concrete superstructure of 1245 Broadway, a 23-story office building from Skidmore Owings and Merrill, is steadily rising in NoMad. Co-developed by GDSNY and Sweden-based Klovern, the 318-foot-tall structure will bring 200,000 square feet of commercial space to the booming neighborhood. StructureTech NY and Triton Construction are in charge of construction, and CBRE began leasing the building’s class A office space in late 2019.

Tectonic’s photos show the superstructure approaching the second setback above the podium, which is clearly defined by its thick concrete cornice. The climbing formwork is gradually revealing the rigid grid of perimeter concrete columns, each of which is subtly sculpted with thin vertical grooves. This pattern is replicated throughout the entirety of the structure.

The central section of the edifice introduces variations in the massing with carved out volumes, cantilevering corners, and perpendicularly oriented setbacks that will become outdoor terraces for office workers. There will be a setback on the northern elevation at the ninth level, followed by another on the eastern profile at the 12th level, leading to the third and final segment of 1245 Broadway.

The nearest subway stations are 34th Street-Herald Square one block away to the north, serviced by the B, D, F, M, N, Q, R, and W trains, and the 33rd Street PATH station. Penn Station is also nearby at Seventh Avenue and 34th Street with access to the 1, 2, 3, A, C, and E trains and the New Jersey Transit, Amtrak, and VIA Rail Canada train lines.

Work is expected to be completed around the end of 2020.

  1. What workers would want to sit on a terrace exposed to the bad air of 34 streets cars, trucks and buses?

  2. Its a nice site. Lots of fashion tenants. Sure some would luv half a floor. 100k lights in the hallway. 80000 japanese massage chair in the conferrnce room.

    This building will lease quick.
    Imagine amazon leasing 90000 square feet for private fashion previews?

    Or some fintech or old world whitw show firm looking a cheap spot off park avenue..

    Move from the 39th floor with 85000 feet on park to
    Move to 18th floor to 70000k divided on broadway for 20 percent less.

  3. This building is special the more i think about.

    Leave 2 floors vacant for client rentals. Events. Parties.conferences. with great commercial elevators that space could book out 84 percent of the year.

    I mean like a fashion week afterparty. Or summer preview walktrhough with 20clients.
