184 Morgan Street, aka 331 Marin Boulevard, Begins Upward Climb in Jersey City

Work on the 41-story reinforced concrete superstructure of 184 Morgan Street, aka 331 Marin Boulevard, is now a few floors above ground and steadily rising next to the Powerhouse Arts District in Jersey City. Marchetto Higgins Stieve is the designer of the 482-unit residential building, which is set to come with 121 parking spaces, a 125-seat theater, and 14,000 square feet of amenities. The Albanese Group is the developer of the downtown property, bound by Grove Street to the west, Bay Street to the north, Marin Boulevard to the east, and Morgan Street to the south.

Photographs taken across Marin Boulevard show the edifice about halfway up the seven-story podium, which appears to occupy the whole footprint of the skyscraper. The formwork is gradually ascending and creating the columns, walls, and floor slabs, with the main tower set to rise on the northeastern corner of the lot.

The residential project is one of a number in the downtown neighborhood filling up empty or sparsely developed parcels. The main rendering and aerial view of the project show the building reaching a moderate height, which will certainly contribute to the density of the skyline. A glass curtain wall of floor-to-ceiling windows contrasts with the dark podium fenestration to create a distinctive overall aesthetic. The massing incorporates a couple of setbacks that could be topped by outdoor terraces.

The PATH train at the Grove Street station is less than a five-minute walk around the corner, and the ferry at the Harborside terminal is about a 12-minute walk away. The Harsimus Cove station is the closest light rail station from the site, a seven-minute walk to the northeast.

184 Morgan Street is slated for completion in 2022.
