561 Greenwich Street Cleared For Imminent Excavation in Hudson Square

Demolition has finished at 561 Greenwich Street in Hudson Square, the site of a 19-story commercial building. Designed by COOKFOX Architects, the 260,000-square-foot project will add 199,353 square feet of office space to the booming neighborhood. Hines is serving as development manager and Trinity Church Wall Street is listed as the owner on permits filed last November.

Recent photos show the plot cleared of the one-story building that formerly occupied the address. A small amount of rubble is scattered about the property and will need to be removed before excavation can commence.

561 Greenwich Street is bound by Greenwich Street to the west, King Street to the north, and Charlton Street to the south. Abutting the future office building is 345 Hudson Street, one of 12 sites owned by Hudson Square Properties. Norges Bank and Hines will acquire ownership interests in the project once 561 Greenwich Street is complete.

Renderings, which YIMBY revealed in November, show a building massing that fits within the context of the surrounding neighborhood, with its setbacks and roof height matching its neighbor 345 Hudson Street. The floor heights and window grid also line up between the two structures. About two-thirds of 561 Greenwich Street’s envelope design consists of a light-colored façade, most likely a stone material, surrounding large, industrial-style windows. The upper portion will be clad in floor-to-ceiling windows, and the rooftop mechanical section also looks to be enclosed in glass. The setbacks will be topped with landscaped outdoor terraces for occupants.

The nearest subways are the 1 train at the Houston Street station on Varick Street and the C and E train at the Spring Street station on Sixth Avenue.

An estimated construction completion date for 561 Greenwich Street has not been announced yet.

    The adjacent building is going to lose dozens of windows but that’s the risk when built to the property line. This is a very nice infill project to bring back the street wall. Anyone know if half of the second floor is walled up for mechanicals or something else?

    Yes David, it does look like windows will be lost. Perhaps mechanicals will be located on the second floor space but then that leaves the service box on the top for a host of uses, like mechanicals. Also, why are there two buildings on this site? One ten stories with the other seven-story office block on top – their designs are vastly different and the question remains why?

    Well, guess the windows that will be covered by a blank wall of concrete from the new building next door, won’t require mini- blinds or shades anymore? That way when it’s “No Pants at Work Day”, nobody can see you! ?

  4. I know some folks who worked on this project. It will connect to the neighboring building on most of the floors. Google will be the tenant, as an annex to their new HQ one block away.
