700 Washington Boulevard, aka The Beach, Tops Out Along the Jersey City Waterfront

Construction has topped out on 700 Washington Boulevard, aka the Beach, a 24-story residential building in Newport, Jersey City. Formerly called The Wave, the project is designed by HLW International Architecture and Engineering and developed by LeFrak Organization. The building is located along the Hudson River waterfront just off 18th Street, bordering the northern end of Newport Green Park. A shorter 12-story sibling also stands topped out.

Tectonic took a photograph of the site from Manhattan, showing the topped-out reinforced concrete superstructure culminating in a flat roof parapet. The bottom third of the project is already enclosed in the final curtain wall. The rest of the levels are still wrapped in a green waterproof membrane surrounding the grid of large windows. The overall height and massing blends well with the neighboring array of residential and office towers.

The property will contain 338 residential units with 38 studios, 134 one-bedrooms, 129 two-bedrooms, 35 three-bedrooms, and two four-bedroom homes. A few will come with private outdoor terraces. Residents looking east will get uninterrupted views of the Manhattan skyline from Midtown to the Financial District. The building will also contain 16,490 square feet of ground-floor retail space and 3,324 square feet of residential amenities on the rooftop.

The property is conveniently located near the entrance to the Holland Tunnel, as well as the adjacent Newport Green Park and the nearby Newport Centre mall. There are a number of big box stores in the vicinity, such as Home Depot, Target, and Best Buy. The Hoboken PATH stop and Lackawanna train station are directly to the north, a short walk along the riverfront.

A completion date for 700 Washington Boulevard has not been announced, but sometime in 2021 seems possible.
