Demolition Underway at 1 Park Row in Financial District

Demolition work is moving along at 1 Park Row in the Financial District, a small triangular plot at the corner of Park Row and Ann Street. Little information on the scope of the forthcoming project has been announced since December 2017, when renderings surfaced for the lower portion of the structure. Designed by Fogarty Finger Architects and developed by Guardian Realty Management, the property will feature three floors of retail space, according to permits filed in October 2017, though the rendering in the main photo shows at least nine total stories.

Recent photos from the project site reveal the entire low-rise structure enveloped in black netting and scaffolding. The top section of the building and its old clock face have been removed, as have all of the windows. Work should continue to descend to street level over the next few months.

1 Park Row sits directly south of 15 Park Row, one of New York City’s earliest skyscrapers, and occupies the same overall parcel as 25 Park Row and No. 33 Park Row, aka 1 Beekman Street. Theatre Alley is located on the backside of all four superstructures.

The renderings partially show the future retail floors that will yield 21,500 square feet. The building will feature floor-to-ceiling glass with a frame of smooth white paneling. The design incorporates a rounded corner, as opposed to the flat face of its predecessor. The abundance of glass, light-colored materials, and flowing form will help set 1 Park Row apart from its taller neighbors.

An estimated completion date and final architectural height for the new 1 Park Row are still unknown. YIMBY will also be on the lookout for a full-scale rendering of the entire building.

  3. It looks like 15 Park Row has been waiting for many many decades for a tall skyscraper neighbor to cover its ugly side wall. And now they are building just nine stories tall? Have they sold off all their air rights?

  4. A lot of lot-line windows to be closed off or will they? I don’t see any A/C’s hanging out.

    Perhaps there were limited options for large scaling. The parcel goes back forever.

    May have sold off numerous air rights. Guess u can shove some mid brow designer brand over 3 floors on a 30 yr lease.

    The area does get good traffic flow. Many workers make 65k or larger.

    Perhaps a nice botox shack or body fat augmentation huatle. Though the building would be kind of blatant not like going to a 2nd ave brownstone for 3ml. Of botox.
