One South First Reaches Full Completion in Williamsburg, Brooklyn

Construction is now fully complete at One South First, aka Ten Grand Street, a 435-foot-tall mixed-use residential building in the Domino Park waterfront development in Williamsburg, Brooklyn. Formally addressed as 260 Kent Avenue, the 45-story structure sits on the northern end of the six-acre master plan along the East River. Part of the revitalization of the Domino Sugar Factory site, the project is designed by COOKFOX and developed by Two Trees and yields a total of 330 rentals, 66 affordable units, 150,000 square feet of office space spanning 18 floors, and 13,000 square feet of ground-floor retail space.

Recent photographs show the finished look of the white geometric curtain wall. The envelope is mostly uniform, though the grid on the northern leg and podium features larger windows than the rest of the edifice.

Homes are available in one- and two-bedroom layouts with floor-to-ceiling windows, while some offer private outdoor terraces. Residential amenities include a doorman, a private 48-seat screening theater and presentation auditorium, a fitness center with locker rooms and showers, concierge service, bicycle storage, multiple private conference rooms, and multiple rooftop cabanas. The boutique office spaces offer 360-degree views of the East River, Williamsburg, the Lower Manhattan and Midtown skylines, and the Williamsburg Bridge. Tenants share a communal outdoor deck and have ceiling heights reaching 11.5 feet.

It is unclear when the remaining towers in the Domino Sugar Factory master plan will rise and continue the transformation of the waterfront.

  2. Each building in this project will have some impressive cantilever, which I personally despise. However, One South First may have the best one of them all, and its presence on the NYC skyline isn’t all that bad.

  3. Who is picking up all that retail space in this pandemic climate? Will be interesting to see the demand, massive massive building. Expensive rent too.

  5. It looks like a giant mausoleum. There’s a bland cube for everyone who wants to spend big bucks to live in Williamsburg.

    Having been by this project several times, I really like the design. We’ll see if staining becomes a messy issue on all those lovely white waffle cells. The weakest part is the the dark glass connection where the two masses meet. It’s an odd afterthought that luckily is small enough not to ruin the whole composition.
