Hillrose 28’s Limestone Façade Progresses at 157-161 East 28th Street in Kips Bay

Curtain wall installation is progressing on Hillrose 28, a 20-story residential building at 157-161 East 28th Street in Kips Bay. Designed by C3D Architecture and developed by Forkosh Development, the 191-foot-tall structure spans 66,125 square feet and will contain 43 units designed by Lemay + Escobar and marketed by Corcoran Sunshine.

New photographs show the look of the Indiana Limestone façade on the wide southern elevation facing East 28th Street, where most of the scaffolding has been disassembled. The orderly grid of windows is broken up by a narrow strip of glass and dark panels that runs up nearly the entire height of the building, subtly dividing the fenestration at the centerline. The slimmer eastern profile is still shrouded in black netting, but will likely be exposed soon as well. Glass railings have been installed along the edges of the multiple stepped setbacks on the upper floors, as well as on the sides of the superstructure that make up some of the faux balconies and corners.

The property’s residences will range from studios to three-bedroom penthouses, with over half providing private outdoor space. Few details about any residential amenities have been disclosed. Forkosh purchased the property for $43 million in January 2018 and demolished three low-rise apartment buildings before excavation and construction commenced.

A formal completion date for Hillrose 28 hasn’t been announced, but sometime by the end of the year is possible.

  4. Are the units cheaper on the back side with that view of a massive brick wall? Can’t imagine staring at that from your living room window every day! ?

    The building itself is very nice looking from the street. Unfortunately that block has a large population of homeless and junkies.

  6. It’s a well designed building. It’s bright and it’s clean and it stands out in the neighborhood. It’s an amazing location between Maryhill and Gramercy and Kipsbay.
