Renderings Revealed for 475 Bay Street in Stapleton Heights, Staten Island

Renderings have been revealed for 475 Bay Street, a new two-phase residential development in Staten Island. Designed by GF55 Partners‘ New York design studio, the project is located in the island’s Stapleton Heights neighborhood just a couple blocks from the Upper Bay waterfront. BFC Partners, the developers of Empire Outlets, is also the entity responsible for 475 Bay Street.

The first phase of development will include construction of a 12-story residential structure with 274 apartments spread across approximately 198,000 square feet. Lower-level retail area will occupy just under 10,000 square feet. In total, the proposed square footage will equal 207,614 square feet.

The ground floor is enclosed in floor-to-ceiling glass, as is typical for a commercial retail component. Above the first floor, the façade transitions into a dark gray stucco material with metal paneling, and the building culminates in a recessed volume with a red brick exterior.

Phase two of development will include a three-story commercial building with a medical office along Wave Street. While the building is partially visible in available renderings, the precise address, buildable square feet, and specific activation have not been specified.

The project team has also not announced an anticipated date of completion for either phase of development.

    BFC started building on the forgotten borough in 2009 with 180 Broad St, 105 units of low income housing. Then in 2011 with The Rail, 96 units of low and middle income housing on 40 Prospect St. Then in 2015 developed Empire Outlets in St George. Now the new housing project at 475 Bay St. Expect another beautiful building on the Bay St Corridor.

  2. The neighborhood is called Stapleton there is NO Stapelton Heights. At least look at a map before you shill another garbage condo development we don’t want or need.

    Even if Stapleton Heights was an official neighborhood, 475 Bay St. would not be part of it. It is the low — as in flood zone low — part of Stapleton. And Bay Street is a commercial street, very noisy 24/7, with police, ambulance, FDNY and especially heavy trucks rumbling all night long carrying huge loads of rubble and other stuff. Residents in the new building will have that in the front and the Staten Island Railway “El” in the back, a noise sandwich. Very appealing. Maybe there’s a reason the street has not been developed as residential, hint, hint.
