The New Rochelle Industrial Development Agency recently approved plans to construct a 100 percent affordable residential tower in the downtown center of New Rochelle. The 20-story property will take shape at 11 Garden Street and is designed by architect Stephen B. Jacobs Group.

The property will yield 219 rental units ranging from studios to three-bedroom homes. Additional components include a parking garage for 172 vehicles, a private playground for residents, and a new public plaza at the corner of Garden Street and North Avenue. A total of 77 units will be reserved for victims of domestic violence.

The building is one of the most recent mixed-income developments on the rise in New Rochelle. Westchester Square, located less than a mile away, is an expanding mixed-use complex that will eventually introduce hundreds of mixed-income residential units, a vibrant retail corridor, new office area, and expanded public space.

The largest building at 316 Huguenot Street, a 26-story mixed-use building will introduce 315 rental apartments, 5,288 square feet of retail space, and 1,214 square feet of office space. The next rising building within Westchester Square is located at 64 Centre Street and will yield an additional 144 residential units, 2,000 square feet of retail space, 740 square feet of restaurant space, 1,480 square feet of office area, and a parking garage for 122 vehicles.

At this time, Georgica Green Ventures and New Destiny House Corporation, the developers responsible for the 11 Garden Street, have not revealed an official construction timeline.
