14-Story Affordable Housing Project Breaks Ground at 1921 Atlantic Avenue in Bed-Stuy, Brooklyn

Construction has broken ground at 1921 Atlantic Avenue, a new 144-foot-tall affordable housing project in Bedford-Stuyvesant, Brooklyn. Designed by GF55 Partners, the 14-story residential building will yield 264,520 square feet, with residential amenity spaces, a community center, and a ground-floor supermarket in addition to the 235 units.

Located between Prescott Place and Bancroft Place, the site is part of the New York State Brownfield Clean Program. Involved in the development of the project is the Department of Housing Preservation and Development, Housing Development Corporation, Dabar Development Partners, and Thorobird Companies. Factor Group is handling excavation with Monadnock Construction on the construction front.

1921 Atlantic Avenue will comprise 193,134 square feet designated for residential space with an unspecified number of units dedicated to senior and affordable housing. In addition to 44 enclosed parking spaces, 1921 Atlantic Avenue will have a large courtyard, a landscaped rooftop for residents, and a lounge. Four commercial tenant spaces will span 15,006 square feet, and 7,929 square feet will be allocated for community facilities.

The corner lot is two blocks south of the Ralph Avenue subway station, serviced by the A and C trains. No timeline has been announced yet for the development.

  1. Who comes up with these ugly building designs? I’m thinking they have to be from out of space somewhere everything inside and out looks hard, and instutional like, hospital, not for families.

    What a great project! Solid design with some really nice spaces.
    Can anyone explain how projects like this happen and why there aren’t more of them?

      • This building looks very nice and promising just like all the other buildings that went up in Bed-Stuy.
        where i grew up they all say fordable housing but a lot of the people’s that’s living in Bed Stuy are on low income so what good is that Fordable housing doing for us we need low income housing for people’s that are on SSI and SSD public assistance because the way I see it and feel in my heart we have been pushed out of our community by home owners real estate corporations with these high rents since they know we cannot afford it the same thing that happened to Manhattan a lot of people’s that was living in Manhattan they could afford that rent the landowners was hitting them with $3,000 $3,500 $4,000 $5,000 month rent so they run to Brooklyn now they’re here in these brand new affordable buildings that they built.
        and there are no one that been raised and grew up in Bed Stuy live in them the rent that they are asking for is too high so what happened to the buildings that have been supposed to been built with a mix income of peoples that seem to vanish disappear and we are still stuck in the same position applying for apartments that we are going to be told you don’t make enough income to get apartment here in this building I went in a building that they built right up on Fulton st and Vanderbilt ave the lady told me as soon as I walked in I’m sure you don’t make enough to move in here.
        P.S IM a 62 year old male that would love to have the opportunity to live in one of the
        Newly built affordable mix low income buildings that are going up do the right thing give everyone a chance for a better way of living.
        do not judge a person by the money they make are the things that they have judge a person by giving them a chance a opportunity to show you the type of person that they are. like that old saying goes you can’t judge a book until you look in it and read it.

    Brooklyn Heights
    Park Slope
    Do you really know the area

  52. The neighborhood is fine – I’ve lived 2 blocks away for years and had no problems. It’s bigger than older buildings around but not horribly out of context. The rendering doesn’t show the LIRR elevated tracks in front of it, though. The site has been a vacant wasteland for a very long time and the need for new housing is obvious from the many comments wishing to apply for the apartments.
