A private developer has revealed proposals to construct a new five-story mixed-use building at 135-137 Bedford Avenue in Williamsburg, Brooklyn. If approved, the structure will comprise over 10,000 square feet and top out around 55 feet above ground.

Specific components include 4,828 square feet of residential area to be divided among six rental units. Considering these measurements, the units will average approximately 805 square feet apiece. Retail area will span the ground floor and a single cellar level for a total of 5,368 square feet.

In its existing condition, the site is occupied by two low-rise residential buildings. Both structures would be demolished to make space for the new building.

The rendering depicts a traditional design that will blend well with the historical context of the neighborhood. Clad in gray brick, the northern half of the building will rise the full five stories, while the southern half will stand just three floors high. The structure will feature floor-to-ceiling glass at the ground-floor retail level and a grid of tall windows above. Both volumes will culminate in black cornices, which also appear to be topped by glass railings, indicating the possibility of roof terraces.

Before the development can break ground, the Department of City Planning will need to approve amendments to the block’s existing zoning, which at the moment only permits the construction of ground-up residential buildings. Anticipated effects of the zoning amendments are outlined in an Environmental Assessment Statement prepared by Philip Habib & Associates.

At this time, the City Planning Commission has issued a negative declaration, meaning that the project is not expected to have any significantly adverse effects on the surrounding neighborhood, the environment, nor the public.

It is unclear when construction could begin.
