Construction may soon break ground at 868-870 New York Avenue in Flatbush, Brooklyn, following approvals from New York City’s Department of Buildings. Designed by Opera Studios Architecture, the existing two-family, two-story structure will be completely redeveloped into a pair of multi-family properties.

Each structure will contain ten apartments, approximately 14,000 square feet, and will most likely debut as rental properties.

The existing structure at 868 New York Avenue will gain an additional four stories for a total height of six stories above ground with a top-floor penthouse. To increase accessibility, the building will also be outfitted with an elevator.

Preliminary renderings of the property reveal a simple white façade and dark gray window casing and cornices. Above the second floor, the front elevation sets back and protrudes in an undulating form that will add an elegant silhouette to New York Avenue. Many of the setback spaces will support outdoor patios and terraces with transparent glass barriers.

Trust Management Inc. is listed as owner of the property. Neither the development team nor the architect has specified an anticipated ground breaking or completion date.

  5. An excellent depiction of greed. 4 stories on top of a 2 story house? Change the zoning to stop this nonsense!

    • Greed? if you don’t add more housing the price of housing raises…Jane Jacobs wanted to prevent overdevelopment in the West Village not only to preserve the visual character but also the community character.

      Guess what happened? Everything looks the same but none of her contemporaries can afford it anymore…So how’s the greedy one now?

      They should change the zoning so that if someone wants to add four floors like this they should be required to make 30-50% affordable with a local preference. That way the city gets more housing and the market forces are kept in check.

  7. I grew up there ur destroying the area withe high rise bldings and the beautiful prewar structures that alteady exust

    I wish more architects and developers would think creatively like this.

  9. The ramp at grade combined with the addition shows a blatant disregard to the existing building and it’s historical character. This would never fly in a historic district. They are lucky it’s not. But I don’t see this contributing anything to the neighborhood as designed.

  10. They are mucking up entire areas of Brooklyn.Bushwick avenue has seen a plethora of new out of character buildings. The Lindenman house on Bushwick and Grove s Queen Anne edifice is gone. I used to live down the block on Bushwick and was in that house many times as I dated the daughter of the owner an Attorney by the name of Napoli. It is sad as there are more historical districts that need to be preserved.
