Permits have been filed for a nine-story mixed-use building at 87 West 169th Street in Highbridge, The Bronx. Located between Shakespeare Avenue and Nelson Avenue, the interior lot is near the 170th Street subway station, serviced by the 4 train. The Department of Housing Preservation and Development is listed as the owner behind the applications.

The proposed 95-foot-tall development will yield 89,821 square feet, with 71,848 square feet designated for residential space and 2,783 square feet for commercial space. The building will have 105 residences, most likely rentals based on the average unit scope of 684 square feet. The steel-based structure will also have a cellar and a 36-foot-long rear yard.

Shakespeare, Gordon, Vlado Architects is listed as the architect of record.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

  3. YIMBY, You do great work, but this entry is sloppy. The Department of Housing Preservation and Development only builds income-restricted rentals.

    Here’s hoping for better times in 2021.

    • How is it sloppy? These are probably income-restricted rentals, and HPD is most definitely the developer.

      • It’s sloppy in that the writer says these are “most likely rentals” based on the square footage. With this developer this is going to be affordable housing – there’s no “likely” about it.

        • Well if it’s not confirmed in the permit application, then it is responsible reporting to say “most likely”. Maybe HPD is looking to start an income restricted ownership program. It happens in other cities. That is actually responsible, not sloppy reporting.

          Your ability to armchair quarterback is commendable.
