Renderings from NDKazalas Architecture offer a first look at a new mixed-use commercial tower in Astoria, Queens. The project is located at 35-01 36th Avenue and will eventually top out at nine stories or 140 feet above grade.

Architectural illustrations depict a largely glass façade with dark steel support structures and horizontal red brick banding. The sixth through ninth floors are set back from street elevation to make room for an outdoor terrace. These levels also include small balconies.

According to permits submitted to the Department of Buildings, the corner property will eventually yield 57,049 gross square feet, primarily comprising commercial office space. This component will span 33,624 square feet. A ground-floor community facility space will occupy 9,928 square feet. The plans do not specify how the community facility space will be activated. The development does not include construction of an enclosed parking structure.

The developer responsible for the property is most likely Stellar Management, which is doing business as SM QOZB1 LLC. Construction posters at the job site also list Aki Renovations Group as general contractor.

Construction is now underway and is expected to be completed by spring 2022.

  2. Even with an M1-5 zoning, how do they legally put a 57,000 square foot structure on a 6,600 square foot piece of property?
    Inquiring minds want to know.

  7. For those who apparently cannot read – THIS IS A COMMERCIAL STRUCTURE which means it is going to be offices. YOU WILL NOT GET A LOW INCOME APARTMENT because there will be ZERO APARTMENTS

    • Did you even read the article?! It says it’s mixed use, so realistically speaking the first floor will be a supermarket or some other shop and the rest is residential. That’s absolutely fantastic.
