Renderings Revealed for Affordable Rental Development at 1515 Surf Avenue in Coney Island, Brooklyn

This week LCOR announced plans to construct a 461-unit rental building near the Coney Island waterfront in Brooklyn. The property is located at 1515 Surf Avenue and will include a mix of market-rate and affordable housing units, residential amenities, and 11,000 square feet of ground-floor retail.

Permits filed with the Department of Buildings call for the construction of 139 affordable units, but do not specify how the apartments will be marketed, nor how deeply affordable the apartments will be priced.

“At LCOR, we pride ourselves on identifying sites for new development that generate opportunities for both our residents and the surrounding neighborhoods at large, and I am confident that our latest project in Coney Island fits this bill,” said David Sigman, LCOR executive vice president and principal. “With several new developments under way on Surf Avenue along with the zoning changes and public infrastructure investment, we are bullish about how much demand there will be to live here and are excited to be a part of this next chapter for Coney Island.”

Designed by Studio V Architecture, the massing of the structure, which includes a several recessed balconies and setbacks, will be an elegant addition to the existing waterfront skyline. The façade is comprised of gray and tan brick, exposed columns, prefabricated concrete cladding, and floor-to-ceiling windows at the residential volume.

Renderings also reveal a glamorous multi-level pool deck with clear views of the Coney Island amusement parks and the Atlantic Ocean. Additional amenities will include an indoor gym, multiple tenant lounges, co-working spaces, an indoor basketball and handball court, and accessory off-street parking. Outdoor areas will span over 20,000 square feet.

  1. It’s kind of wacky in its design but I guess it fits the area with Coney Island amusement park and even the nice view of the Atlantic Ocean. Though should’ve it been a hotel then? Then again, there are probably hotels there already. I’m not really familiar with the area. ?

    There must be a website for affordable housing in NYC . I do not think YIMBY can or will provide the information you seek.

  14. Finally Coney Island is shifting in the right direction. So many have been asking if the restaurant scene has changed yet…so many want to move but the area is lacking in quality food options. Hoping luxury developments change this and improve there commercial area offerings 🙂 this and the recent art scene slowly developing in CI is a sign of the gentrification to come! can’t wait for this beauty to rise!
