DOB Greenlights Bethany Terraces, Affordable Senior Housing in East Flatbush, Brooklyn

The Department of Buildings recently approved plans for Bethany Terraces, a four-story affordable senior housing development at 604 East 40th Street in East Flatbush, Brooklyn. Developed by RiseBoro Community Partnership, which will operate the facility, and designed by Paul A. Castrucci Architects, the 39,200-square-foot project will be built to Passive House Standards.

The property will comprise 58 residential units, amenities including outdoor spaces with terraced seating and a common-use garden, and community spaces, program offices, and a commercial kitchen. Passive House features include a solar rooftop, energy efficient VRF heating/cooling pump system, triple-paned windows, heat pump water heaters with heat recovery, and a thermal envelope.

Bethany Terraces is also designed for modular construction that will lower project costs, reduce construction waste, and decrease construction time by approximately six months. Renderings depict a pale cementitious façade with many setbacks for balconies, terraces, and external staircases.
