Housing Lottery Launches for CLOTH Amsterdam in Washington Heights, Manhattan

The affordable housing lottery is now open for CLOTH Amsterdam, a collection of 16 renovated rental units across four buildings including 2110 and 2185 Amsterdam Avenue, 2488 Seventh Avenue, and 2794 Eighth Avenue in Manhattan’s Washington Heights neighborhood. Available on NYC Housing Connect are a mix of studios, one-, two-, and three-bedroom units for residents at 50 to 60 percent of the area median income, ranging in eligible income from $26,023 to $84,600.

2488 Seventh Avenue was built in 1921, with 25 residential units and two commercial spaces across six floors. The five-story 2794 Eighth Avenue was built in 1920, with 16 residential units and three commercial spaces. 2185 Amsterdam Avenue, a six-story structure with 22 residential units and two commercial units, was built in 1906. Built in 1910, 2110 Amsterdam Avenue is a five-story building with 12 residential units and one commercial space.

At 50 percent of the AMI, there are six affordable studios with a $695 monthly rent for incomes ranging from $26,023 to $45,500; two one-bedrooms with a $881 monthly rent for incomes ranging from $32,675 to $51,200; and one three-bedroom with a $1,504 rent for incomes ranging from $55,509 to $70,500.

At 60 percent of the AMI, there are five two-bedrooms with a $1,308 monthly rent for incomes ranging from $48,035 to $73,680; and two three-bedrooms with a $1,504 monthly rent for incomes ranging for $55,509 to $84,600.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than February 2, 2021.

      My story is about the NYC housing lottery via NYC housing connect. I won the lottery for 13th street apartments before the pandemic shutdown in March. My application was for me and my son C.J. When I submitted my documents for my paystubs I was working 40hrs plus overtime. Then the pandemic happend and I lost my job. They reached out and asked for my most recent paystubs being on unemployment I gave them a copy of what I get weekly which is $502. Then next thing happen
      They denied me the apartment and claimed me to be making too much money. They did not go by the unemployment I am getting they went by the 40hrs when I was working. I send over an appeal and they denied me again claiming the same thing that I make $58,913.82 for the year 2019. I don’t see how this is possible and I think this is just wrong. I’ve been looking for affordable place for me and my son Jr. And it’s been very difficult.

      • I deal with the lotteries on a regular basis. I’ve helped some people apply, while some just wing it on their own. Whether they get approved or denied often just comes down to one thing if you’re selected as a candidate for one…does the information you entered when you applied for the apartment match what you bring with you for the interview. That’s THE most common thing that stalls the process. What you have to do is only apply for units with income requirements that match what your W-2’s say you made. Many people were laid off or let go directly to COVID19 but protections kept them from being evicted. After you move in, paying rent is your only interaction until recertification which is one year after moving in. If your employment changes, and your new income is still cover rent,just inform them of the change at recertification. Done. If you can’t, you can get public assistance to cover a portion of monthly rent until you can again. Done. Either way, you won’t get evicted. If you cant afford it anymore period, the landlords can move you into one that you can afford (which saves them from interviewing a new person).But it’s a rather simple process…if it all matches up.
