Renovation Work Underway at 27 Park Place in Tribeca, Manhattan

Renovation work has begun at 27 Park Place, a five-story commercial building in Tribeca that has sat vacant for more than three years after suffering extensive damage from a six-alarm fire on September 1, 2017. Empire State Development, LLC is the general contractor for the project, which is located between Church Street and Murray Street.

Little information is known about the exact plans for the 169-year-old building, though a preliminary rendering was spotted on the construction fence and shows a number of notable updates. These include new retail frontage with a uniform design, signage above the two double doorways along the centerline of the long western elevation, new windows, and metal railings running along the edges of the roof that likely indicate usable rooftop space for occupants. The permit states the following: renovation of existing five-story building to include partitions, stairs, elevators in compliance with applicable code, all as per plan.

Sidewalk scaffolding holds an additional assembly of metal poles and wooden boards that reach up to the flat roof parapet. A thin black netting enshrouds all three sides of 27 Park Place. All the storefronts on the ground floor are closed, while the grid of windows has been completely boarded up. This is the last time we will see the old exterior before it gets refurbished.

The 2017 fire that damaged the building resulted in no civilian fatalities and the overall structure remained in good enough condition that renovation remained feasible. It took a total of 200 firefighters to contain the blaze, and 23 were hospitalized for minor injuries. It was also reported that the building previously had three unresolved fire violations prior to the flames, which included the lack of adequate fireproofing, a fire-alarm system, and properly designed fire exits.

The transformation of 27 Park Place is slated to be completed in February 2022, as noted on the board.

  1. I would consider this to be in the Financial District and not Tribeca, who’s southern border is generally considered to be Chambers St.

  2. Great to see work underway here. Along with the two new buildings on Church/Warren (The Rogue & 30 Warren), that stretch of Church is changing pretty quickly. Hopefully we see some movement on 45 Park Place in the near future too.
