Façade Work Progresses on 22 Chapel Street in Downtown Brooklyn

Exterior work is moving along on 22 Chapel Street, a 20-story residential building in Downtown Brooklyn. Designed by CetraRuddy and developed by Delshah Capital and OTL Enterprises, the 211-foot-tall structure spans 133,181 square feet and will yield a total of 180 apartments, of which 25 will be designated for affordable housing. The property will also house START Treatment & Recovery Centers, New York’s largest independent drug treatment agency.

Recent photos show the progress on the superstructure and the curtain wall since our last update in November, when the building had just topped out.

Bright yellow DensElement panels have been mounted in front of the metal studs on both the main building rising along Flatbush Avenue and the shorter extension to the west behind the Cathedral Basilica of St. James. The entire exterior sits behind an assembly of black netting and metal scaffolding, with the exception of the mechanical extension and roof line.

An irregular grid of varied-sized windows will perforate the light-colored surface of 22 Chapel Street, with the largest set on the northern side of the building. The rendering below shows the final façade with long floor-to-ceiling glass designed with a uniform appearance.

22 Chapel Street will also yield 2,000 square feet of ground-floor retail space and community facilities occupying 5,000 square feet. The START’s headquarters are also planned to take up the same square footage. The rental units will be housed between the third and 20th floors. Amenities include 87 private parking spaces for occupants, a fitness center, a children’s playroom, a rooftop swimming pool on the 15th floor, and an outdoor rooftop terrace.

YIMBY last reported that 22 Chapel Street is slated to be completed in late 2021.

  1. What an incredibly clumsy building. The incoherence of how the facades wrap the bulk had me thinking this was the ‘work’ of the amazingly inept Gene Kaufmann.

    Really can’t figure out why developers keep going to these hacks. There are a lot of good architects out there with competitive fees and equal skills at cost control who could do better than this with their eyes shut and a broken mouse tied to their left foot.

  2. Out of 180 units only 25 will be available for affordable housing!! Wow!! These so call affordable housing cater to the haves not the haves not!! What a farce!!

  4. You guys build these buildings during the pandemic and the rent is very high but is that really affordable? I’ve filled out many and all applications was excepted but , when they call your budget is not enough and I’m in the range or wouldn’t apply..
