The affordable housing lottery is open for 345 East 94th Street, a 29-story mixed-use development on the Upper East Side of Manhattan. Developed by Fetner Properties in 1998, the 207,037-square-foot building yields 208 units. Available on NYC Housing Connect are 11 units for residents at 90 to 100 percent of the area median income, ranging in eligible income from $50,469 to $102,400.

Residential amenities include a 24-hour concierge, garage, shared laundry room, fitness center, media room, common area Wi-Fi, a resident lounge, doorman, recycling center, and an outdoor terrace with grilling station. Residences will have dishwashers, air-conditioning, energy-efficient appliances, and hardwood floors.

At 90 percent of the AMI, there are three studios with a $1,472 monthly rent for incomes ranging from $50,469 to $81,900. At 100 percent of the AMI, there are two studios with a $1,643 monthly rent for incomes ranging from $56,332 to $91,000 and six one-bedrooms with a $2,060 monthly rent for incomes ranging from $70,629 to $102,400.

  29. Go to google.com or any other search engine (yahoo.com, bing.com) type in “NYC Housing Connect 2” and click on this particular development: 345 East 94th Street located in Manhattan. There you will find instructions to set up an account and apply online through the website or sending away for an application (warning mail in applications have become less reliable and many applications have been returned even with the “correct’ address they have provided for return applications). Believe me I have heard about many returned envelopes within my friends and family group, with correct postage and with the address they provided “addressee not found, cannot forward”. Good luck (really) tens of thousands apply for a handful or tens of apartments (sometimes hundreds of apartments in larger developments). But apply as the saying goes you have to be in it, to win it. It may take a year or two; or 10 to 20 years. I know people on both ends of the wait that have gotten affordable housing.
