RAMSA’s 150 East 78th Street Tops Out on Manhattan’s Upper East Side

Construction has topped out on 150 East 78th Street, a 16-story residential building on Manhattan’s Upper East Side. Developed by Midwood Investment & Development and EJS Group and designed by Robert A. M. Stern Architects with Ismael Leyva Architects as executive architect and residential layout designer, the 205-foot-tall property will yield 25 units ranging from three- to five-bedroom condominiums. Sales have launched and are being handled by Compass Development Marketing Group.

Recent photos show the state of work at the site, which is located at the corner of East 78th Street and Lexington Avenue. The structure has made significant progress since our last update just over a year ago, when the superstructure had just reached street level. Now the patterned brick and Indiana limestone cladding has nearly reached the parapet of the structure, while sidewalk scaffolding, black netting, and the access point to the mechanical elevator hoist cover the lower levels. Wooden platforms and additional scaffolding cantilever from the stepped-back top set of floors and crown as workers are busily assembling the outside of the upper half of 150 East 78th Street. Meanwhile the flat southern wall that abuts the adjacent low-rise neighbor is mostly finished and consists of a brick masonry exterior with several windows vertically arranged.

The residential space will occupy 68,293 square feet and additional ground-floor retail will take up 3,739 square feet. YIMBY has new renderings of the building and how it will look at nighttime. Floodlights will highlight the ornately decorated crown, metal railings, arched windows, and cornices.

150 East 78th Street will offer half-floor, full-floor, and duplex residences with prices beginning at $5.2 million, and each offering direct elevator access into a private entry vestibule. Penthouses will have custom fireplaces and private outdoor terraces.

Couturier is designing spacious eat-in kitchens finished with walnut-paneled islands, honed Statuarietto stone countertops and backsplashes, and custom polished chrome knobs and pulls. Appliances includes two Miele ovens and warming drawer and Sub-Zero refrigeration, wine storage, a signature Lacanche Cluny or Saulieu range with gas burners and two additional ovens handmade from Burgundy, France.

Residential amenities include a billiards table, an en-suite catering kitchen for private gatherings, The Athletic Club with a squash court and basketball hoop, a fitness center outfitted with Technogym equipment, a private training studio, and a golf simulator. The building will also feature a landscaped rooftop terrace with seating and dining areas as well as a fire pit and grill, a children’s art and activity room, a pet bathing station, bike storage, cold storage, commercial washers and dryers, and a 24-hour concierge. Individual storage units will be available for license.

      Don’t listen to Evelyn!! She already has an affordable penthouse apartment in SoHo, and only wants an affordable 2br here to use as a pied-a-terre. Send me the application for a 2br apartment instead.

    Truly remarkable. Historic townhouses were demolished for this building, but at least the replacement looks historic to most people and should be a permanent neighborhood landmark.

  6. How many of these Stern buildings will it take to obliterate the hideous UES white brick apt bldgs from the 1950s and the brown brick projects-with-balconies from the decades that followed?

    • The white brick buildings are, alas, all too large to tear down. They’ll outlast every one of us.
