Renderings Reveal 26-Story Mixed-Use Tower at 500 Main Street in Downtown New Rochelle

Renderings from Niles Bolton Associates offer a first glimpse of a new 26-story tower in the heart of downtown New Rochelle. Located at 500 Main Street, the building will house a mix of rental apartments and amenity spaces, a church, retail space, and enclosed parking area.

BRP Development is the private entity behind the rising property.

The residential component will yield up to 477 residential units ranging from studios to two-bedroom spreads. Ten percent of the units will be available below market rate as affordable homes.

The base of the structure houses a 452-vehicle parking garage with charging stations for electric vehicles, 2,400 square feet of retail, and residential amenities. Amenity spaces will include a fitness center, communal lounges, a courtyard, a rooftop pool, coworking space, and a dog park.

The podium of the building will also serve as a new home for the New York Covenant Church, one of the original owners of the land where the development will take shape. Their facilities will span 20,000 square feet and include a worship and congregation space, areas for food service, recreation, and education facilities.

Total square footage is just under 620,000 square feet.

In October 2019, New Rochelle’s Industrial Development Agency, an arm of local government that works to promote quality developments within city limits, approved $27.8 million in subsidies to offset project costs. Total development costs are estimated at $253 million, and the project is expected to debut in January 2022.

    452 parking spaces? Geez. Do they realize New Rochelle has good public transit with access to many bus lines, plus the building will be 2 blocks from the Metro North Station. Less parking weeds out car owners from renting apartments in the building.

    • The number of parking spaces should be double that, this is the suburbs.

      And why is New Rochelle giving away $28 Million to build this? Homeowners don’t want to pay taxes either nor do they want to subsidize this, do they get anything?

      • Technically suburbs yes, but barely. It still quite urban in character and only a couple miles from the NYC line and the 5 subway. An all out traditional suburban development mindset won’t work there. I agree some parking is needed because residents having a dedicated space is better than having cars constantly circling around for a parking adding to congestion. Too much parking though can be a bad thing for such an urbanized area. You don’t want to encourage more cars than necessary. The street grid can’t handle it, and a key to economic development in the area is having a vibrant walkable downtown with lots of foot traffic. Those small to moderate size storefronts don’t do well if everyone is just driving by, unless you have a strong anchor store to bring them in. You need a steady supply of casual shoppers on foot.

  3. Great! Now we can add another 450+ cars on the roads in New Rochelle that are nearly completely blocked when 1 ups or fedex truck stops to make a delivery.

    • And where will the kids go to school? Where will they play baseball?

      Not only are roads over-congested, so are the schools and parks.

  4. More people, more cars, more congestion, and little in the way of infrastructure improvements, decent shopping, services, or anything else to recommend a downtown that is fast becoming an eyesore. Well done!

    So many apartment buildings going up in New Rochelle. What’s the current occupant rate of the ones already open? Why isn’t NR getting some companies to commit to to office space in downtown; expand the tax base. Where are all these renters going to come from> Where will they shop? What businesses? Does NR have a plan? Currently to drive into NR is not fun and there already is limited parking.

  7. Too much in this very residential area that has houses from 1900. This is just more congestion on Main street and the back roads….there is no Real retail here and they can’t even fill the 1st Apts they built. The South side is too crowded….and they wanted to close the Post Office…can you imagine going to the North Side(where they 1st found Co-vid19) to mail your letter s, etc. THE high story buildings don’t even Look correct for the landscape around it. Go back to the City….p.s. The Parking still sucks…

    Stop trying to socially engineer…Informing people how to live based on your agenda. New Rochelle is a suburb. Probably does need double the parking. Parking issues equals a cheapening of an area. People bypass it in favor of other areas. Who the hell wants to live and/or shop in an area with known parking issues?

    Huge swathes of NYC are being affected by this abject stupidity as well ie QUEENS… despite the ‘urbanization’ of some areas ..it was developed on the city- as- suburb model and FOR THE CAR. Due to the war on the car and lack of curbed parking ie circling around the block, Manhattan pre pandemic was relegated to a place for work…no longer for dining, entertainment, shopping or play. With the pandemic and remote work, we will just have to wait and see if the exodus out continues… the densification and war on car and single family housing has destroyed NYC.
    This needs to stop….perceived loss of standard of living/quality of life…property value…right to ones environs/freedom of movement.. ..people are LEAVING NYC and the state because of it..

    How can I apply? How does someone get eligible for one of the 10% of the below market value apartments? How much do they cost? 1 bedroom or 2 bedroom? I currently live in HUD building but don’t have a voucher since the building is section 8 on its own. My dad just passed away and am going on a pool trust so will be able to pay a certain amount of rent but am on SSDI for income itself. I do have Medicaid .

    Please get back to me to let me know how any of this works.
