Park House’s Brick Façade Taking Shape at 500 West 22nd Street in West Chelsea

Exterior work is progressing on Park House, an eight-story residential building at 500 West 22nd Street in West Chelsea. Alternately addressed as 197 Tenth Avenue, the 33,662-square-foot structure is designed by Annabelle Selldorf of Selldorf Architects and developed by Brantwood Capital, and will yield ten units and 1,959 square feet of ground-floor retail space. Compass is handling sales and marketing for the homes, which range from one- to four-bedroom units, including two duplex penthouses, with prices ranging from $2.65 million to $12 million. The property is located at the intersection of Tenth Avenue and West 22nd Street, a short distance from the High Line.

Recent photos show the work on the red brick masonry façade since our last update in October, when the structure was more heavily obscured with scaffolding and white plastic sheets. Since the latter has been removed, parts of the final curtain wall are now visible through the blue mesh curtain.

While the blue netting, wooden walkways, and metal scaffolding above the sidewalks continue to cover the exterior, it shouldn’t be long before the bright red brick is fully exposed to the elements.

There is another subtle glimpse of the fenestration on the northern side by the mechanical hoist.

Visualhouse produced the rendering below that depicts the eastern elevation of Park House. There are actually two different red tones to the brick running bond layout with the lighter shade on the bottom and the darker on the upper half. The ground floor is seen enclosed with floor-to-ceiling glass and a black wrap canopy topped with shrubs. At the very top is a flat roof parapet that will make way for a private outdoor landscaped terrace for the duplexes.

The low-rise neighborhood ensures maximum daylight exposure for both residents and plants year round, as well as views of Clement Clarke Moore Park and Midtown to the east, Hudson Yards to the north, Chelsea and the Meatpacking District to the south, and the High Line to the west. Amenities include a 24/7 doorman and storage.

A completion date for 500 West 22nd Street has not been announced, although it’s conceivable to see Park House finished before the end of the year.
