Permits have been filed for a seven-story mixed-use building at 1340 Blondell Avenue in Westchester Square, The Bronx. Located between Fink Avenue and Ponton Avenue, the lot is near the Westchester Square-East Tremont Avenue subway station, serviced by the 6 train. Nimrud Eyal of Exact Capital Group, under the Blondell Equities LLC, is listed as the owner behind the applications. YIMBY previously reported Blondell Equities filed a rezoning proposal for a nine-story mixed-use structure at the site.

The proposed 75-foot-tall development will yield 216,941 square feet, with 154,892 square feet designated for residential space, 16,059 square feet for commercial space, and 2,160 square feet of community facility space. The building will have 182 residences, most likely rentals based on the average unit scope of 851 square feet. The concrete-based structure will also have a cellar, a 30-foot-long rear yard, and 225 enclosed parking spaces.

Aufgang Architects is listed as the architect of record.

Demolition permits were filed in 2017. An estimated completion date has not been announced.

  2. Unfortunate height cut, we need more housing near transit and this is pretty much adjacent to the 6. Crazy how it went through the rezoning process and is now getting chopped down.

  5. I used to work a block from this location. The tree visible to the left of the house produces lots of persimmons. It is the only one I have encountered in this area.

  6. This parking requirement needs to be scrapped. The project is near the 6 train, including a bunch of bus lines. No parking means the project wouldn’t attract car owners. Anyway, love the neighborhood, lots of potential.

    What about the bots asking for applications? Haven’t they figured out this is not the site for that?
