Rendering Reveals Commercial Development at 278 8th Avenue in Chelsea, Manhattan

A new rendering reveals what appears to be a 12-story glass commercial tower at 278 8th Avenue in Chelsea, Manhattan. The 40,000-square-foot property extends from West 23rd Street to West 24th Street and is owned by JJ Operating, who purchased 258-278 8th Avenue for $107 million in 2017.

The site is currently occupied by a two-story, 25-foot-tall commercial structure with 198 feet of frontage. It houses a Gap retail store, New York Sports Club facility, and a CVS pharmacy store. It is also steps from 23rd Street subway station, serviced by the C and E trains.

Although the architect is unknown for the rendering, the image depicts an interesting design with a variety of large glass windows, some double-height, and light and dark cementitious material. The structure towers over the lower rise edifices that line the busy intersection of 8th Avenue and West 23rd Street. It’s unclear what the building will be used for, but there are several landscaped setbacks and one triple-height terrace on the east elevation.

Demolition permits were filed this week for 258 8th Avenue, with Breeze National Demolition is the applicant of record. However, no new construction permits have been filed.

  6. A building I will get to look at every day. The current 2 story location always has been ripe for development as it seemed to look like a base for a much larger structure.

  7. “The structure towers over the lower rise edifices that line the busy intersection of 8th Avenue and West 23rd Street.” – Clearly the author only looked at the rendering and didn’t actually look at the intersection or they would have seen the building to the southwest is taller.

    • 300 West 23rd Street built in 1930 designed by Art Deco architect Emery Roth is 21 stories at about 220 feet to the water tower. Its on the Southwest corner.

  8. That location is probably strong enough to rent out even in a soft office market.

  9. @JJ – This one of the safest neighborhoods in the city. There’s nothing creepy about it that I know of and I’ve been visiting it for more than 2 decades.

    The new building looks wonderful btw. I hope it retains a CVS and NYSC. I have fond memories of patronizing those businesses and I would hate to see the neighborhood lose them.

Not happy, going to have to protest because my husband and I have lived in our top 6th floor Chelsea co-op apartment building since 1989 that’s located between 7th & 8th Ave & runs from 23rd thru 24th Street and sad to say that newly proposed building is way too tall and will block the light and our beautiful views of Hudson Yards.

  11. I live a few blocks from here. It’s a great location and a welcome addition. If they ever finish the Chelsea Hotel, 23rd Street will begin to reflect its property value.

  12. “an interesting design” – yep, interesting was the passive aggressive adjective we used in architecture school. Running bond as a window pattern has run its course. (That’s a pun) Surely there is a more creative façade composition they can some up with.
