Six-Story Self-Storage Facility Proposed for 106-02 Rockaway Beach Boulevard in Queens

An anonymous developer has revealed plans to construct a new six-story self-storage facility in Rockaway Beach, Queens. Located at 106-02 Rockaway Beach Boulevard, the existing lot is currently undeveloped and will require zoning text amendments before the project can break ground.

As specified in an Environmental Assessment Statement submitted to the New York City Department of City Planning, the proposed development comprises 135,719 square feet and includes an eight-vehicle parking garage in the cellar.

The area’s existing zoning only permits the construction of ground-up residential, mixed-use residential-commercial buildings, as well as community facility use types. The environmental assessment examined impacts on existing socioeconomic conditions, resulting shadows from the height of the building, the presence of hazardous materials in the soil, water, and sewage infrastructure among other criteria within the presently zoned area. Following a thorough review of the environmental assessment, the Department of City Planning does not anticipate any adverse impacts to the surrounding area if the proposed zoning text amendments were approved.

The current property owner is listed simply as RBB II LLC, which most likely represents the developer leading the project. As of today, the team has not yet revealed a construction timeline for the storage facility.

  1. A storage facility along a busy boulevard accessible by public transit. They should be regulated deep into industrial zones. Housing and office space are more important and useful than no job creating storage centers.
