Leasing Launches for One Boerum Place in Downtown Brooklyn

Leasing has officially kicked off at One Boerum Place, a 22-story rental building in Downtown Brooklyn. The new development introduces 96 apartments ranging from one- to four-bedroom layouts and a suite of amenities.

The building is developed by Avery Hall Investments, Allegra Holdings, and Aria Development Group, with SLCE Architects at the helm of design. Interior spaces are appointed by Gachot Studios, which sought to embody a spa-like ambiance and reprieve for building residents.

The building’s main entrance is positioned beneath a bronze-hued illuminated canopy surrounded by small trees and planters. Bespoke lobby finishes include custom oak woodwork, stone flooring with oak trim, and a 10-foot-tall oak door. Furnishings in the lobby include a green marble desk, Gachot-designed seating, and a rotating display of artwork curated by Sandeep Salter.

“In designing the interiors of One Boerum Place, we sought to convey the relaxed yet stylish sensibility of the surrounding neighborhood and provide a serene backdrop that residents can make their own, while still having a point of view,” said Christine and John Gachot, principals at Gachot Studios. “Our guiding ethos is to take the best of hospitality and merge it with the core principles of home design, resulting in a uniquely tailored experience that elevates everyday life, a feat that will be felt by residents for the long haul.”

Floorplans range from 700-square-feet one-bedroom apartments to 1,800-square-feet four-bedroom units. All residences at One Boerum Place offer 10-foot ceiling spans, oversized windows, and custom millwork and finishes throughout.

Indoor wellness amenities include a lap pool, a sauna, men and women changing rooms with cabana seating, a two-story fitness center with commercial-grade facilities, and a yoga room. Residents will also have access to multiple lounge areas, a children’s playroom, a pet spa, and bicycle storage.

Brook Landscape curated the building’s lush outdoor spaces with an assortment of trees, hedges, soft grasses, and flowers in an attempt to further effect a sense of reprieve. A south-facing rooftop park on the 23rd floor is configured to create a meadow-like experience with clear views of the Manhattan skyline. The park also offers multiple cooking stations, lounge areas, and dining tables.

“Creating incredible gardens is really about the feeling you get when you experience it,” said Brook Klausing, owner at Brook Landscape. “Whether it’s a shared experience with friends and family or a personal moment that allows you to step back and reconnect with yourself, we create places that are true destinations and refuges like One Boerum Place. We’re thrilled to work with Avery Hall and Gachot Studios to create something that doesn’t exist in Brooklyn and can’t wait for these copious outdoor spaces to be enjoyed and bring people together again.”

Occupancy is expected to begin this summer. Monthly rents range from $4,700 for one-bedroom units up to $15,500 for a four-bedroom apartment with private outdoor space.

    A beautiful building I walked by last week. The custom Roman bricks are rounded at the corners. Projects that are constrained such as this unique building lot footprint, often force architects to excel.
