TF Cornerstone Commences Leasing for 52-41 Center Boulevard in Hunters Point, Queens

Leasing has launched for market-rate rentals at 52-41 Center BoulevardTF Cornerstone’s latest high-rise addition to the Long Island City. Located along the East River waterfront, the 46-story tower is one of several residential properties within the Hunter’s Point South mega-development and introduces 394 rental apartments.

TF Cornerstone is specifically responsible for 5241 Center Boulevard and a sibling tower at 52-03 Center Boulevard, as well as a new half-acre park designed by Matthews Nielsen Landscape Architects. The greater Hunter’s Point South development spans 11 acres and is positioned to yield 5,000 new residential units across seven properties. Of the total residential package, 60 percent will be designated as permanently affordable housing.

ODA Architecture’s New York studio oversaw design of both 52-41 and 52-03 Center Blvd alongside SLCE, which served as architect of record. Together, the project team has accomplished one of the best examples of a public-private collaborative development with quality mixed-income housing.

The two towers will eventually yield 1,194 apartments. This includes a mix of studios and one- and two-bedroom apartments, plus a share of permanently affordable units. Eligible applicants include low-, moderate-, and middle-income residents, with 100 apartments set aside for low-income seniors. Half of the affordable units are set aside for local residents within Queens Community Board 2.

Across the two buildings, amenity spaces will include multiple lounges, fitness centers, yoga studios, a children’s playroom, laundry facility, and bike storage. Residents will also have access to numerous outdoor spaces, sundecks, and outdoor barbecues. For residents employed from home, TF Cornerstone will open a new HomeWork location, its signature co-working space.

The affordable lottery for 52-41 Center Boulevard ended fall 2020 with market-rate leasing now underway. The housing lottery for 52-03 Center Boulevard will open summer 2021.
