30-05 Vernon Boulevard’s Superstructure Rises in Astoria, Queens

Construction is rising on 30-05 Vernon Boulevard, a seven-story residential building in Astoria, Queens. Designed by Future Expansion Architects and developed by Joint Venture LLC, the structure will yield 67 units as well as ground-floor retail space. CTI construction is the general contractor for the project, which is located between Vernon Boulevard to the west and Welling Court to the east, across from the Hallets Cove playground and the Astoria ferry terminal on the East River.

Work on excavation and foundations commenced in late 2020 and progressed through the winter and spring months. Workers were recently seen pouring concrete for the fourth floor of the superstructure using a concrete pump parked on Vernon Boulevard. It looks like part of the core that will hold the elevators will be positioned directly against the northern lot line wall, as indicated by the concrete formwork on this side of the structure. The eastern side follows the angled layout of Welling Street.

The rendering shows the main western elevation with a staggered set of balconies with a light-colored brick façade surrounding floor-to-ceiling windows and doors. On top are trees and shrubbery for an outdoor roof deck and communal terrace. Other amenities include on-site parking for 45 vehicles, a laundry room on each floor, a fitness center, bicycle storage, and ground-floor retail space. Occupants will have unobstructed views of the Midtown skyline and will have easy access to ferries on the East River.

Some of the bricks will extend out from the flat running bond surface, with the furthest-protruding bricks at the bottom of each floor and a repeating pattern of gradually receding prominence.

30-05 Vernon Boulevard is anticipated to be finished in the fall of 2022, as stated on site.
