Affordable Housing Lottery Launches for Balton Commons in Manhattan’s Harlem

The affordable housing lottery has launched for Balton Commons, a seven-story mixed-use building at 267 West 126th Street, in Harlem, Manhattan. Designed by Aufgang Architects and developed by Lemor Development Group and Apex Building Group, the structure also yields a tech incubator space managed by non-profit Silicon Harlem, ground-floor commercial space, and community facility space. Available on NYC Housing Connect are 32 units for residents at 30 to 100 percent of the area median income (AMI), ranging in eligible income from $0 to $148,000.

Amenities include bike storage lockers, a shared laundry room, playground, elevator, and a rooftop terrace. Units include name-brand appliances and finishes, air conditioning, and dishwashers.

At 30 percent of the AMI, there are nine units ranging from studios to two-bedrooms with a monthly rent ranging from $0 to $569 for incomes between $0 to $38,670. At 60 percent of the AMI, there are 13 units ranging from studios to three-bedrooms with a monthly rent ranging from $843 to $1,482 for incomes between $32,572 to $88,800. At 100 percent of the AMI, there are ten units ranging from studios to three-bedrooms with a monthly rent ranging from $1,372 to $2,398 for incomes between $50,709 to $148,000.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than October 1, 2021.

  7. i guess it’s to late to ask for application? it so unfair that these building are beening build in our community,that not affordable for some of the people who live in this community all our lives, like me
