RAMSA’s 3041 Broadway Soars Past Halfway Mark in Morningside Heights, Manhattan

Construction has quickly risen past the halfway mark on 3041 Broadway, a 42-story mixed-use tower designed by Robert A. M. Stern Architects in Morningside Heights. Alternately addressed as 100 Claremont Avenue, the project is being developed by L&M Development Partners and Lendlease with SLCE Architects as the architect of record, and will yield 350,000 square feet with condominiums as well as institutional offices, faculty housing, and classrooms for the Union Theological Seminary. Beyer Blinder Belle is handling the renovations of Union Theological Seminary’s Hastings Hall, where students reside. The property is located by the corner of Claremont Avenue and West 122nd Street, directly across from Riverside Church, and the tower is being constructed with the use of air rights from the seminary.

A significant amount of progress has occurred on the reinforced concrete superstructure since our last update in early February, when construction had just begun to go vertical. Only a dozen or so floors currently remain before the tower tops out.

The tower can be seen from the nearby elevated 125th Street station, servicing the local 1 train.

Meanwhile, 3041 Broadway’s intricate façade has risen above the podium levels and is gradually making its way up the sides of the tower. The dark-colored brick running bond patterns, stone-clad corners assembled with some chamfered blocks, numerous Gothic style bay windows, thick window heads, and stone cornice lines blend cohesively with the surrounding architecture of the seminary.

Previous renderings had shown 3041 Broadway clad in a warm-colored façade similar in appearance to Robert Stern’s other notable New York designs like 30 Park Place and 220 Central Park South. The actual result, however, is much more complementary to the neighborhood, giving Union Theological Seminary a modern take on historical style. Some of the other anticipated features yet to be built are stacked corner balconies on the slimmer southern profile facing toward Midtown, and a stepped crown.

3041 Broadway is slated to be complete in December 2022, as noted on the construction board.

  3. Yes! More and more vertical density in upper Manhattan is what I love to see! Soon the skyline will be filled with skyscrapers from Downtown to Uptown!

    We can always count on Stern for sympathetic “additions” to historic areas. As noted by others, the height is most noticeable.

    • He certainly knows how to design buildings to supplement the preexisting styles of a given area. I like the height, it adds needed density to an area that has always lagged behind the rest of the city.

  6. Unfortunately it is going to block the view of Riverside Church from the neighborhood. But it is nice to finally see some new construction and taller buildings in Morningside Heights that has been stuck in the 1950’s.

    • True, churches pay no taxes, but they aren’t funded by tax dollars either, thus they constantly need to raise funds to support their church community. And what a beautiful tower this will be!

    • This is a school and seminary. They get no tax dollars. They offer many free programs and facilities.

    • Sadly, the entire neighborhood will now get to see 3041 Broadway instead.

      Interestingly, the nearby Vandewater condo used views of Riverside Church in their marketing materials. Are they going to change their marketing materials now that the tallest church in America is no longer visible?

  10. Why is this building even called “3041 Broadway”? There is no way to enter the building from Broadway. Also, the lower floors of the building can’t even be seen from Broadway because they’re blocked by Union Theological Seminary’s existing buildings located on Broadway. It makes more sense if they stuck with the “100 Claremont Avenue” name.

  11. It just obscured our view of the World Trade Center from our perch in Washington Heights. Dang!!!!

  12. Will this be the tallest building in Manhattan north of 96th Street?
