Affordable Housing Lottery Launches for Apex Place Apartments in Forest Hills, Queens

The affordable housing lottery has launched for Apex Place Apartments at 62-11 108th Street and 108-75 62nd Drive, Buildings A and C of a three-building residential project in Forest Hills, Queens. Developed by Phipps Houses, the complex includes one 17-story building and two 13-story buildings yielding 430 residences. Available on NYC Housing Connect are 267 units for residents at 50 to 140 percent of the area median income (AMI), ranging in eligible income from $27,498 to $207,200.

Units all have dishwashers, air conditioning, spacious closets, and large windows. Residents will have access to the roof deck, children’s playroom, fitness room, and shared laundry room in each building. Common spaces include landscaped green spaces, a four-story parking garage, and a community room. Bus service and an elementary school are located across the street.

At 50 percent of the AMI, there are five studios with a monthly rent of $738 for incomes ranging from $27,498 to $47,750; 23 one-bedrooms with a monthly rent of $930 for incomes ranging from $34,355 to $53,700; 26 two-bedrooms with a monthly rent of $1,110 for incomes ranging from $41,246 to $64,450; and six three-bedrooms with a monthly rent of $1,274 for incomes ranging from $47,623 to $74,000.

At 70 percent of the AMI, there are four studios with a monthly rent of $1,177 for incomes ranging from $42,549 to $66,850; 27 one-bedrooms with a monthly rent of $1,474 for incomes ranging from $53,006 to $75,180; 24 two-bedrooms with a monthly rent of $1,770 for incomes ranging from $63,875 to $90,230; and five three-bedrooms with a monthly rent of $2,047 for incomes ranging from $74,126 to $103,600.

At 110 percent of the AMI, there are eight studios with a monthly rent of $1,472 for incomes ranging from $52,663 to $105,050; 27 one-bedrooms with a monthly rent of $1,847 for incomes ranging from $65,795 to $118,140; 33 two-bedrooms with a monthly rent of $2,325 for incomes ranging from $82,903 to $141,790; and six three-bedrooms with a monthly rent of $2,545 for incomes ranging from $91,200 to $162,800.

At 140 percent of the AMI, there are seven studios with a monthly rent of $1,705 for incomes ranging from $60,652 to $133,700; 32 one-bedrooms with a monthly rent of $2,142 for incomes ranging from $75,909 to $150,360; 26 two-bedrooms with a monthly rent of $2,582 for incomes ranging from $91,715 to $180,460; and eight three-bedrooms with a monthly rent of $2,975 for incomes ranging from $105,943 to $207,200.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than November 16, 2021.

I am a single retired woman over 65 and am able to pay the available rents. This area serves my needs. How can I apply? I will check the Housing Connect website too. Thank you

  6. Unfortunately, you can not apply online in Housing Connect. This is always an issue with every apt. A person is required to request an application via mail as well as to include a stamped self-addressed envelope. I did this once before for an apartment and never received the application. Please make it easier for interested people to apply. Thank you

Perhaps YIMBY could include a boilerplate message with these affordable housing articles stating that this is a real estate/development website and that requests for information/applications must go elsewhere. I have the feeling that many people are under the impression that they have begun some kind of application process by writing to you, when they have actually done nothing but clutter up the comment section.
