Housing Lottery Launches for 63 Units at 7 Dey Street in Manhattan’s Financial District

The affordable housing lottery has launched for 7 Dey Street, a 34-story mixed-use building designed by FXCollaborative in the Financial District of Manhattan. The lottery is run in cooperation with SL Green, NYC Department of Housing Preservation and Development, and non-profit Settlement Housing Fund. Available on NYC Housing Connect are 63 units for residents at 70 to 130 percent of the area median income (AMI), ranging in eligible income from $45,566 to $167,570.

Residents will have access to a wide range of amenities including pet-friendly policies, bike storage lockers, shared laundry room, laundry service, common area wifi, recycling center, gym, yoga and dance studio, media room, party room, recreation room, business center, outdoor spaces including a rooftop terrace, access to community events and classes, doorman, on-site resident manager, and concierge. Units include name-brand appliances and finishes, air conditioning, washers and dryers, dishwashers, high-speed internet, smart controls for heating and cooling, and hardwood floors.

At 70 percent of the AMI, there are 21 studios with a monthly rent of $1,329 for incomes ranging from $45,566 to $66,850.

At 130 percent of the AMI, there are four studios with a monthly rent of $2,523 for incomes ranging from $86,503 to $124,150; 30 one-bedrooms with a monthly rent of $2,700 for incomes ranging from $92,572 to $139,620; and eight two-bedrooms with a monthly rent of $3,235 for incomes ranging from $110,915 to $167,570.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than November 3, 2021.

  1. If the MTA would have just worked with a developer from the beginning to build a tower above a new entrance, this project would have been much better.

  2. I would like to apply for a studio apartment at 7 Dey Street, in Manhatta.

  3. If it’s mixed use where are amounts for tenants where rents are based on 30 percent of your salary just don’t see how this development is affordable housing for who
