55 Suffolk Street’s Superstructure Rises Above Street Level on Manhattan’s Lower East Side

Construction is rising on 55 Suffolk Street, a 30-story mixed-use building on Manhattan’s Lower East Side. Designed by Dattner Architects and developed by Gotham Organization, the 310-foot-tall structure is part of the two-building Broome Street Development complex along with the 16-story 64 Norfolk Street. The complex will span 387,223 square feet and yield 488 rental units, of which 43 percent will be dedicated to permanently affordable housing. Monadnock Construction, Inc. is the general contractor for both developments, which are being built near the intersection of Broome and Norfolk Streets.

Recent photographs of 55 Suffolk Street show the progress since our last update in April, when excavation had just begun on the site. Now the reinforced concrete superstructure stands four stories above street level and a construction crane has been erected. Vertical progress should continue smoothly with only a handful of setbacks found across the L-shaped edifice.

Meanwhile, 64 Norfolk Street has yet to rise above street level, though it should begin ascending imminently. A rendering for the structure was spotted and shows a light gray façade with a grid of large square windows and a setback near the top of the building.

55 Suffolk will yield 330,000 square feet and contain a 40,000-square-foot headquarters for the Chinese-American Planning Council (CPC), 378 residential units spread across nearly 268,000 square feet with 94 permanently affordable units, and around 18,000 square feet of retail space with ground-floor frontage along Broome Street. The Norfolk Senior Housing Building at 64 Norfolk Street is planned to span 84,000 square feet with 66,962 square feet designated for residential use and ground-floor space for the 4,000-square-foot Beth Hamedrash Hagodol synagogue and cultural heritage center, and 115 low-income senior rental residences averaging 582 square feet apiece.

55 Suffolk Street is slated for completion in June 2023, and 64 Norfolk Street would be finished by May 2023, as stated on the construction fence.
