Construction continues to advance at 125 West End Avenue, a conversion of an eight-story building into a 400,000-square-foot, state-of-the-art life sciences and research laboratory on Manhattan’s Upper West Side. Designed by Perkins+Will and developed by Taconic Partners, Nuveen Real Estate, and LaSalle Investment Management, the project will be the largest life science development in NYC since the Alexandria Center at 430 East 29th Street, and will help meet the growing demand for occupancy-ready, pre-built lab space in the city. JB&B is leading engineering, JRM Construction is managing construction, and CBRE is handling leasing. The property is located on the west side of the avenue between West 65th and 66th Streets.

The structure was originally completed in 1929 and was first used as an automotive facility by Chrysler Motor Company. Broadcasting company Walt Disney/ABC occupied the property since 1985 until its recent departure at the start of 2021.

Work consists of a complete gut renovation of the structure and installation of dedicated life sciences infrastructure. 125 West End Avenue will feature turn-key lab/office suites, large 54,000-square-foot floor plates, and amenities including a roof terrace, conference center, bike room, and expanded lobby.

Since YIMBY last reported on the project, exterior and interior demolition has been completed. Last month saw the beginning of the curtain wall installation. Structural modifications are also underway throughout, with the addition of environmental sustainability features. 125 West End Avenue is aiming for LEED Gold certification.

Construction began in February 2021 and is on track to be completed by spring 2023.

  1. There is a huge biotech campus of six buildings built on W 125th and W 126th Streets in Manhattanville in the in old Taystee Bakery buildings that are much larger.
