The affordable housing lottery has launched for 2269 First Avenue, a nine-story mixed-use building in East Harlem, Manhattan. Designed by Issac and Stern Architects, the structure yields 90 residences and 3,995 square feet of ground-floor retail space. Available on NYC Housing Connect are 27 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $58,286 to $167,570.

Units feature name-brand appliances and finishes, high ceilings, chef’s kitchen, washers and dryers, and open space. Select residences will have floorplans with loft areas. Amenities include pet-friendly policies, bike storage lockers, fitness center, doorman, and a rooftop terrace. Tenants are responsible for electricity.

At 130 percent of the AMI, there are five studios with a monthly rent of $1,700 for incomes ranging from $58,286 to $124,150; two studios with a monthly rent of $1,900 for incomes ranging from $65,143 to $124,150; 16 one-bedrooms with a monthly rent of $2,300 for incomes ranging from $78,858 to $139,620; and four two-bedrooms with a monthly rent of $2,800 for incomes ranging from $96,000 to $167,570.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than December 29, 2021.

  2. Beautiful building. Just as RAMSA is doing for high rise apartment buildings, Issac & Stern can do the same for mixed use buildings of more modest dimensions, I.e. create a modern historicist style to help heal the scars of cheap modern neighborhood construction.
