The affordable housing lottery has launched for Raven Hall, a nine-story mixed-use building at 2006 Surf Avenue in Coney Island, Brooklyn. Designed by Stephen B. Jacobs Group and developed by Georgica Green Ventures, New York City Department of Housing Preservation and Development, and Concern for Independent Living, the 231,978-square-foot structure contains residences, ground-floor commercial space, and parking for 102 vehicles. Available on NYC Housing Connect are 138 units for residents at 40 to 100 percent of the area median income (AMI), ranging in eligible income from $21,635 to $148,000.

Amenities include a shared laundry room, security guard, community center, gym, on-site resident manager, elevator, and rooftop terrace. Residents will be responsible for electricity.

At 40 percent of the AMI, there are 11 units with a monthly rent ranging from $558 to $957 for incomes ranging from $21,635 to $59,200. At 50 percent of the AMI, there are 11 units with a monthly rent ranging from $729 to $1,253 for incomes ranging from $27,498 to $74,000. At 60 percent of the AMI, there are 94 units with a monthly rent ranging from $900 to $1,549 for incomes ranging from $33,360 to $88,800. At 100 percent of the AMI, there are 22 units with a monthly rent ranging from $1,293 to $2,229 for incomes ranging from $46,835 to $148,000.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than December 20, 2021.

    why are there only 22 units available at the lowest level of income

    .At 40 percent of the AMI, there are 11 units with a monthly rent ranging from $558 to $957 for incomes ranging from $21,635 to $59,200. At 50 percent of the AMI, there are 11 units with a monthly rent ranging from $729 to $1,253 for incomes ranging from $27,498 to $74,000. At 60 percent of the AMI, there are 94 units with a monthly rent ranging from $900 to $1,549 for incomes ranging from $33,360 to $88,800. At 100 percent of the AMI, there are 22 units with a monthly rent ranging from $1,293 to $2,229 for incomes ranging from $46,835 to $148,000.

    How could this be affordable housing with all the homeless crisis and jobless people in this city. I applied so many times for housing even though I had a secure decent paying job never got in any of these so call AFFORDABLE HOUSING. This is a crying shame for humanity. Housing is basic human rights in the richest country in the world but you would be surprised to know this country have so many homeless people compare to a poor third world country. It makes you wonder…

  7. BEAUTIFUL. I finally was approved. It was not EZ. I did a lot of foot work. It’s not what you know but who you know. I really am so very happy. I should be moving very soon. Upscale living. God has Blessed me.
