Permits have been filed for a seven-story mixed-use building at 97-44 64th Avenue in Rego Park, Queens. Located between 98th Street and Queens Boulevard, the lot is a short walk to the 63rd Drive-Rego Park subway station, serviced by the E, M, and R trains. Luo Jie Chen of Great Stone Gen’l is listed as the owner behind the applications.

The proposed 73-foot-tall development will yield 20,800 square feet, with 16,788 square feet designated for residential space and 4,012 square feet for community facility space. The building will have 25 residences, most likely rentals based on the average unit scope of 671 square feet. The concrete-based structure will also have a cellar, a 30-foot-long rear yard, and eight enclosed parking spaces.

Tan Architect is listed as the architect of record.

Demolition permits were filed in July for a two-story residential building on the site. An estimated completion date has not been announced.
