Construction Progresses on 555 Greenwich Street in Hudson Square, Manhattan

Construction is progressing on 555 Greenwich Street, a 16-story office building in Hudson Square, Manhattan. Designed by COOKFOX Architects and developed by the joint venture Hudson Square Properties, which includes Trinity Church Wall Street, Hines, and Norges Bank Investment Management, the structure will yield 270,000 square feet and will connect on nearly every floor with an adjacent building at 345 Hudson Street via a horizontal overbuild. Together, the complex will comprise 715,000 leasable square feet. The property is located along Greenwich Street between Charlton and King Streets.

At the time of our last update in July, work was just approaching street level. New photos from the project team reveal the structure’s double-height fluted columns, interior support beams, and stairways that will eventually be adorned in pale wood paneling, art projections, and recessed LED lighting. To celebrate the new project, the development team recently hosted The Royal Crown Prince Haakon of Norway and the Norwegian Consulate General for a tour of the construction site.

The combined buildings will offer 33,000 square feet of outdoor space spread across 15 terraces and sweeping floor spans with minimal columns. The new structure will also be one of the most sustainable commercial properties in New York City. Beyond full electrification, renewable systems include a radiant geothermal system and state-of-the-art climate control systems for low-waste thermal control, a ventilation system that maximizes the flow of fresh air, and low carbon-emissive mechanical systems. With an annual electrical usage at 40 percent below any comparable commercial property to date, the property is expected to achieve LEED Platinum-certification.

“When we talk about reducing greenhouse gas emissions 85 percent by 2050, this is the type of investment we are talking about,” said Doreen Harris, president and CEO of the New York State Energy Research and Development Authority (NYSERDA) during the prince’s visit, which was just one stop on a four-day American tour.

Installation of the curtain wall and façade is scheduled to begin February 2022, and completion is expected by 2023.
