1162 Broadway Nears Topping Out in NoMad, Manhattan

Construction is approaching topping out on 1162 Broadway, a 13-story commercial building in NoMad. Designed by Morris Adjmi Architects and developed by 1162 Broadway LLC, the 185-foot-tall structure will yield Class A office space within the Madison Square North Historic District. Plans for the project were initially approved by the Landmarks Preservation Commission (LPC) in late spring of 2020. Permits filed in December 2013 originally called for a hotel under the ownership of Aini Assets rising 14 stories with 52 guest rooms, a ground-floor cafe, and a restaurant. On Star Management LLC is the general contractor for the address, which is located between West 27th and West 28th Streets.

At the time of our last update, the property sat vacant following the demolition of an old two-story retail property that once stood at the narrow parcel. Now the reinforced concrete superstructure is almost at its pinnacle.

Recent photos show the main western elevation covered in construction netting. The northern and southern faces feature a distinctive sloping profile that tapers inward as it rises.

1162 Broadway will feature industrial-style windows and a dark façade that begins with the ground-floor frontage and extends to the last level, where it will be capped with a cornice. The long southern façade is expected to be left as a blank light-colored wall. Hidden from the street is a rear terrace space above a lower-level setback, which has been reduced from 30 to 17 feet wide. A mechanical bulkhead was taken out of the redesign and the elevator and machine equipment will be tucked along the northern side of the edifice. Two 24-foot-tall water towers will rest side by side against the edge of the southern profile. It also looks like a metal canopy will hang above the main entrance of the property’s first level, which is to include plans for a restaurant, cafe, and sub-cellar laundry and staff quarters.

A completion date of fall 2022 is posted on site.

  1. At first, I thought the front facade was leaning forward. Then, I realized that the walls on the sides were just angled back from the front.

  3. What an innovative and attractive idea….NOT.

    Come on, architecture can’t just be large-scale bad sculpture.

  4. The red and black striped facade covering the two old buildings on the corner shows why we needed a landmarks preservation commission, although they are too obstructionist sometimes.

  5. That horrific neighboring red/black building better be redeveloped. Just awful. Hopefully a nice contextual tower will replace it.
