2551-2555 Broadway’s Façade Installation Progresses on Manhattan’s Upper West Side

Façade installation is progressing on 2551-2555 Broadway, a 22-story residential building on Manhattan’s Upper West Side. Designed by Thomas Juul-Hansen with Stephen B. Jacobs Group as the architect of record and Paragaon JV Properties III, LLC as the owner, the 276,578-square-foot structure will yield 130 residential units averaging 1,660 square feet apiece, as well as 9,080 square feet of commercial space on the ground floor. Leeding Builders Group, LLC is the general contractor, and RC Structures Inc. is the concrete contractor for the property, which is being built at the corner of Broadway and West 96th Street, next to the 96 Street station servicing the 1,2, and 3 trains.

Since our last update in September, the stone and glass exterior has continued to rise up the reinforced concrete superstructure, with parts now reaching the flat roof parapet.

An assembly of black netting and metal scaffolding has been built in front of a portion of the top floors of the building.

Blue plastic film on the glass will eventually be peeled off. Nearly every section of the curtain wall on the main eastern side and northern wall come in a modular rectangular shape.

The southern profile has more square-shaped floor-to-ceiling windows on the top floors and a couple of vertical stacks of narrow thin windows on the bottom half of the structure.

Just below is the cantilevering portion of the superstructure on the lower section of the southern elevation. This has been wrapped with light-colored panels that follow the diagonal slope of the protruding steel segments.

There are still no full exterior or interior renderings for 2551-2555 Broadway, though what we can observe from street level right now gives us a general idea of the final product. Ground-floor retail frontage will eventually be revealed once the wraparound sidewalk scaffolding comes down.

2551-2555 Broadway will be finished in the fall of 2022, as noted on the construction board.

  1. I’ll need to see it when the scaffolding comes down. But, it doesn’t look too bad so far.

  2. I see a little 50 Hudson Yards in the East facing views. Looks nice.

  3. I guess I will be patient and wait for the scaffolding to come down. The height and bulk are fine and appropriate for the site. But so far it looks like a plain glass box. I’ll wait and see.

  4. Looks nice. Big improvement. Buildings on Broadway should be permitted to be much taller. Not sure why UWS caps building heights to 20’s stories.
