Permits have been filed for an expansion of a three-story commercial building into a six-story mixed-use development at 445 Fifth Avenue in Park Slope, Brooklyn. Located at the intersection of 9th Street and Fifth Avenue, the corner lot is one block from the Fourth Avenue-9th Street subway station, serviced by the F, G, and R trains. RJ Capital Holdings is listed as the owner behind the applications.

The proposed 74-foot-tall development will yield 53,099 square feet, with 29,740 square feet designated for residential space and 23,359 square feet for commercial space. The building will have 29 residences, most likely condos based on the average unit scope of 1,025 square feet. The concrete-based structure will also have a cellar, 25 bike storage spaces, and 24 enclosed parking spaces.

Tahir Demircioglu Architect is listed as the architect of record.

Demolition permits will likely not be needed as the development calls for an expansion. An estimated completion date has not been announced.

  1. There is still a lot of junk on 5th Ave, especially south of 9th St. They should just tear this clunker down and start from scratch. But whatever happens here will almost certainly be an improvement.

    Perhaps the ground floor can have a “catcher’s mitt” design? That storefront has been smashed by a car barreling down 9th Street, as has the corner store across the street, next to the record store, another time. The same block had 2 children killed when a driver ran a red light, almost exactly 4 years ago. Were I an insurance company, I’d charge extra.

  5. 6 stories… Totally in keeping with the rest of the neighborhood.. such a shame this continues to happen. Park slope will be the next extension of Manhattan the way things are going

    This is horrible for the already over crowded neighborhood. Too much over de4velopment in Park Slope.

  9. Too tall, too ugly. Another rich developer taking away sky from the rest of us for a few wealthy commuters (and a relatively affordable fitness option for the community, let alone people who use DII a lot). The ‘retail’ will probably be another ‘dark store’, a warehouse hub for overpriced delivery / hedge fund enterprises that isn’t an actual store you can shop in. See the corner of 4th and 9th, we waited 3+ years for this ‘exciting retail opportunity’ BS.
