Warren Street Hotel Tops Out at 86 Warren Street in Tribeca, Manhattan

Construction has topped out the Warren Street Hotel, an 11-story building at 86 Warren Street in Tribeca. Designed by Stonehill Taylor and developed by Solil Management, the 135-foot-tall structure will yield 44,000 square feet and 70 guest rooms operated by Firmdale Hotels, as well as a restaurant, a drawing room, an orangery, a bar, and a private event space. Pavarini McGovern, LLC is the general contractor, Kit Kemp is the interior designer, and Paul Taylor under the Warren Street Hotel LLC is the owner behind the previously filed permit applications for the property, which is located between Greenwich Street and West Broadway.

At the time of our last update in November, the reinforced concrete superstructure had recently begun to rise above street level. Now construction has reached the pinnacle and is awaiting the start of façade installation, which should commence in the coming weeks.

The main rendering shows a modern industrial design with a dark steel exterior and grid of rectangular floor-to-ceiling windows. A rectangular mechanical bulkhead rises above the final story and is clad with metal grilles and additional black paneling. Landscaped outdoor rooftop terraces are placed along the two setbacks and will be lined with glass railings. A canopy hangs above the ground-floor entrance. Overall, the building will create a nice architectural contrast with the traditional brick, stone, and cast iron façades of the neighborhood.

86 Warren Street is a short walk from the World Trade Center complex and Oculus with access to the A, C, E, 1, 2, 3, 4, 5, R, W, and PATH trains to New Jersey at the connected Cortlandt Street, Chambers Street, and Fulton Street stations.

A completion date of July 2022 has been posted on the construction board, but YIMBY estimates the Warren Street Hotel to reach completion around the end of this year or in early 2023 at the latest.
