Below-Grade Work Ramps Up for Tribeca Rebel at 65 Franklin Street in Tribeca, Manhattan

Below-grade work is continuing at 65 Franklin Street, the site of Tribeca Rebel, a 19-story residential building in Tribeca. Designed by CetraRuddy Architecture and developed by HAP Investment Developers, which secured $94 million in construction financing from G4 Capital Partners, the 210-foot-tall structure will yield 101,000 square feet with 40 condominiums and around 2,500 square feet of ground-floor retail space. Nest Seekers Development Marketing is in charge of sales and marketing with pricing ranging from $2 million to $20 million. Noble Construction Group is the general contractor for the property, which is located at the corner of Broadway and Franklin Street.

Photographs of the site show very little progress since our last update in May 2021, when piling machines and excavators had just begun to arrive. However, the presence of additional machinery on the property may signal that work is finally ramping up.

65 Franklin Street will house no more than four residences per level, and the upper stories will feature several full-floor and duplex units. Most residences are expected to range from 1,000 to 2,000 square feet, while the largest home was last reported to span approximately 3,500 square feet. A select number will have private outdoor terraces. Amenities will be distributed over two levels and include a swimming pool, a fitness center, a sauna, a yoga studio, a residential lounge, and below-grade bicycle and residential storage. Automated parking spaces will also be available for residents.

A new rendering has been released since our last update with subtle design changes, most notably the removal of the mechanical extension above the roof parapet. The design features floor-to-ceiling glass framed by narrow columns reminiscent of the cast iron façades of the neighborhood’s past. Several setbacks on the upper levels are topped with landscaped terraces.

HAP Investment Developers’ website indicates a 2023 completion date and a projected sellout of over $200 million dollars.
