310 East 86th Street Rises Past Halfway Point on Manhattan’s Upper East Side

Work has passed the halfway point on 310 East 86th Street, a 21-story residential tower on Manhattan’s Upper East Side. Designed by ODA Architecture and developed by IGI-USA, the 145,000-square-foot structure will yield 69 units and an undisclosed amount of commercial space. Hunter Roberts Construction Group is the general contractor for the property, which is located between Second and Third Avenues, directly across from the 86th Street station with access to the Q train.

Recent photos show the reinforced concrete superstructure steadily climbing, with crews spread across the property and formwork covering the upper levels. Based on the pace of progress, the building could potentially reach its pinnacle sometime this summer. Work has yet to begin on the façade, and may not commence until topping out has occurred.

We can already begin to see the first of the cantilevering sections along the eastern elevation.

The main rendering depicts a building massing characteristic of ODA’s style, with an array of cantilevering and setback cubic forms, though the light-colored façade features a distinctive texturing with stepped rectangular lines framing the window grid. Landscaping populates the collection of private terraces.

Residential amenities at the property include a music room, a laundry room, a children’s playroom, and a teen-oriented communal lounge.

A completion date of December 1, 2023 is posted on the construction board.

  1. If the architecture of a project requires cantilever, this would be the way to do it. On the other hand, from watching the Broadway/92nd ODA building go up, to achieve the depth of facade, there will be a huge hollow gap behind the cladding of this structure, due to failure down the road. (Remember when buildings were made of real materials that clad the structure with depth and strength and honesty?!)
