509 Third Avenue Nears Topping Out in Murray Hill, Manhattan

Construction is nearing topping out on 509 Third Avenue, a 35-story residential tower in Murray Hill. Designed by Ismael Leyva Architects and developed by Lalezarian Properties under the Third and Thirty Four LLC, and Kahen Properties. The 386-foot-tall structure will yield 166,917 square feet with 229 residential units, most likely rentals with an average scope of 692 square feet each, as well as 8,253 square feet of commercial space and a 30-foot-long yard. The property is located at the corner of Third Avenue and East 34th Street.

At the time of our last update in April 2021, work was still progressing below grade at the site. Since then, the foundations were completed and the reinforced concrete superstructure rose steadily, with window installation beginning on the lower levels. The tower should likely top out by the early summer.

The main rendering shows 509 Third Avenue with a glass- and stone-clad exterior stretching the full height of the building. Two setbacks are found above the multi-story podium, and the very top of the edifice will feature an enclosure made of thin louvers surrounding the flat roof parapet. The last habitable level on the southern corner features an outdoor loggia space behind the perimeter columns. This will be part of the amenity floor .

The property is two avenue blocks from the 33rd Street subway station, serviced by the local 6 train. Access to the Queens Midtown Tunnel is located to the east at the intersection of East 35th Street and Tunnel Approach Street. Also nearby are the southbound lanes to the FDR Drive at the end of East 34th Street, next to the NYU Medical Center complex.

A previous completion date of summer 2022 was formerly stated on the construction board, but it looks like work will wrap up sometime in the first half of 2023.

  3. When I scroll down the email everyday I see the same building over and over again. All new construction looks exactly the same – no character, no thought. The skyline gets uglier every year.

    • You couldn’t be more correct.
      These buildings with no thought and character attract people with no thought or character. The city has become a void of creativity and interesting people. It’s no longer cool, it’s mainstream.

    • Same could be said of every era. That’s why it’s so easy to look at a building and guess what decade it was built.
