69-02 Queens Boulevard Tops Out in Woodside, Queens

Construction has topped out on 69-02 Queens Boulevard, a pair of 12- and 15-story mixed-use buildings on the border of Elmhurst and Woodside, Queens. Designed by Perkins Eastman and developed in partnership with the New York City School Construction Authority and Madison Realty Capital, the 500,000-square-foot complex will yield 478 mixed-income apartments, a public school, and retail and public outdoor space. McNamara Salvia is the structural engineer and Omnibuild is the general contractor for the project, which is located on a plot of land bound by Queens Boulevard to the north, 69th Street to the east, 70th Street to the west and 47th Avenue to the south.

Recent photos show the two reinforced concrete superstructures rising to their pinnacles and façade work proceeding on the lower levels. Connecting the buildings is a three-story parking garage with a capacity of 202 vehicles that will be topped with a landscaped terrace.

YIMBY last reported that the 80,000-square-foot school will occupy the first four floors of the 12-story eastern tower by the corner of 47th Avenue and 70th Street, and will open as PS Q340 with a capacity of 476 students from pre-K through fifth grade. The opposite 15-story sibling will house 5,000 square feet of lower-level retail space.

Thirty percent, or around 145 units of the total housing inventory, will be marketed as affordable homes. Residential amenities include a fitness center with a separate yoga room, a media lounge, a shared laundry facility, a storage room, bike storage, and additional tenant lounges. In addition to the podium terrace, one of the rooftops will feature an additional outdoor deck with kitchens. The closest subways are the E, M, and R trains at the Elmhurst station to the east along Broadway and the 7 train at the 69th Street-Fisk Avenue station to the north.

    The new structures have, with views of its topped-out. There are factors for plan to use, and cannot prevent the capture from services to claim: Thanks to Michael Young.

    • This is too far from the subway and the area is abandoned at night. Not sure why anyone would want to live in a transit desert.

  5. Would like to see something break 25 floors in such a transit rich location. I feel like in 20 years the city is going to kicking itself for not allowing even higher densities (and heights) in areas within a stones throw of transit hubs.
