Charlotte of the Upper West Side Nears Completion on Manhattan’s Upper West Side

Exterior work is nearing completion on Charlotte of The Upper West Side, a nine-story residential building at 470 Columbus Avenue on Manhattan’s Upper West Side. Designed by BKSK Architects and developed by The Roe Corporation, the structure was engineered to Passive House standards and will yield seven full-floor condominium units with interiors by Alyssa Kapito Interiors and BKSK. Compass is handling sales and marketing for the property, which is located between West 82nd and 83rd Streets, just north of the American Museum of Natural History.

Since our last update in January, the dense assembly of scaffolding and construction netting has been disassembled from the main elevation, revealing the completed look of the façade and its intricate assembly of Italian-made terracotta fins that stretches across the fenestration.

At the top of the edifice is a gray inward-curving canopy that spans the width of the building and strikes an interesting contrast with the red brick façade. The sidewalk scaffolding should come down sometime this summer.

Charlotte of the Upper West Side’s sustainable features extend to the lobby and amenity spaces, which will be built with independent ventilation systems to maintain a constant supply of filtered clean air. The air is also treated with UV light to eliminate almost all pathogens and is moderated to ensure comfortable temperature and humidity levels.

Amenity highlights include an interactive golf simulator by Full Swing, featuring Swing Catalyst software with infrared lightwave technology and high-speed cameras, as well as 13 interactive sports and games including football, baseball, and soccer; a private fitness room finished in full-height paneling in FSC-certified white oak and featuring the latest TechnoGym equipment and Peloton bikes; a 24-hour doorman/concierge; a full-time super; a pet washing room; supplemental laundry; and private and secure storage units for each residence.

Charlotte of The Upper West Side is anticipated to be finished in the coming months.

    A truly beautiful design that fits into the neighborhood while being completely unique. And, hopefully those lovely window fins don’t become a maintenance problem.

  6. It’s a “9-story building” with a lobby and “7 full-floor” units. Where’s the 9th floor? Lol
